The property operates a Grade A L2 fire alarm system, which was reviewed for
effectiveness and compliance with BS 5839-1:2017.
All call points, detectors, and sounders were checked to confirm functional coverage
throughout the building.

Our team verified that all emergency escape lights and illuminated exit signs were in full
working condition and positioned in accordance with BS 5266-1:2016.
Escape routes were clearly identified, unobstructed, and compliant with travel distance
requirements under Approved Document B.

Manual fire extinguishers, including water and CO₂ types, were inspected for accessibility, service labels, and correct mounting heights.
Equipment maintenance was verified in compliance with BS 5306-3:2017, ensuring all
extinguishers were commissioned, serviced, and recorded.

Fire officers assessed all storage and plant areas to eliminate combustible clutter and maintain clear access around electrical distribution boards and consumer units.
A clear housekeeping plan was implemented to reduce ignition risks and improve fire
containment.

All fire-rated doors were inspected for condition, integrity, and self-closing functionality.
Intumescent strips, smoke seals, and hinges were confirmed compliant with BS
8214:2016, ensuring effective compartmentation between high-risk zones and escape
routes.

Security systems including CCTV and restricted access controls were reviewed to
minimize the risk of deliberate ignition.
External waste storage was checked to prevent fire loading near exits or combustible
façades.

Fire procedures, emergency plans, and staff awareness programs were reviewed and
updated.
We advised management to ensure all staff, including tenants and vendors, receive
induction-level fire safety training and are familiar with evacuation routes.

Following our intervention, all identified deficiencies—such as fire alarm faults, extinguisher servicing, emergency light repairs, and PAT testing—were promptly rectified.
The site now operates in full compliance with the Regulatory Reform (Fire Safety) Order 2005, ensuring the safety of staff, visitors, and occupants, and demonstrating the client’s strong commitment to responsible fire safety management.

Spycon Security Ltd successfully carried out a comprehensive Fire Risk Assessment and fire safety compliance inspection at a large commercial property located at 15 Stow Bazaar, Walthamstow, London, E17 7DB, on behalf of May Ys Ltd. The assessment was undertaken by our Fire Safety Manager (Technician Grade), Mr. Zain Saqib (IFSM Reg. No. 7221), in accordance with the Regulatory Reform (Fire Safety) Order 2005, PAS 79-1:2020, and all applicable British Standards.

Our team conducted a detailed, non-invasive fire risk evaluation across the property’s two
floors, which consist of a large commercial store and subdivided retail units. The primary
objective was to identify potential fire hazards, review existing control measures, and ensure
full compliance with statutory fire safety legislation.
