A fire-rated leaf placed into an unsuitable frame is not automatically a compliant fire door. Our work is carried out with reference to the selected manufacturer’s instructions, available fire-test or classification evidence, the current version of BS 8214 and relevant project information. Fire Door Installation Prices

A straightforward internal fire-door leaf installation may cost approximately £650 where the existing frame is suitable, correctly sized and compatible with the proposed door. The final scope may include standard compatible hinges, seals and a closer depending on the quotation.

Internal fire door with a new frame – approximately £850 to £1,000

A combined internal fire-door and frame package usually costs around £850 to £1,000. This is commonly the better choice where the existing frame is damaged, unsuitable, poorly fixed, incorrectly sized or cannot be shown to be compatible with the proposed leaf.

External or main entrance fire door – approximately £1,250 to £2,500

A complete entrance doorset with a new frame usually ranges from £1,550 to £3,500. Bespoke sizes, premium finishes, fire-resistant glazing, security hardware, access control, difficult access and repairs to the opening can increase the price.

Your written quotation will identify whether it includes removal and disposal, architraves, making good, decoration, handles, locks, closer, viewer, letter plate, threshold treatment and installation records.

Why a Complete Fire-Door Assembly Matters

A common misunderstanding is that the label on the door leaf is the only thing that matters. In reality, a good door leaf can be undermined by an unsuitable frame, excessive gaps, incompatible hinges, missing seals, incorrect glazing or a closer that does not shut the door fully. Before recommending a solution, we look at the opening as a whole. We consider the required fire resistance, whether smoke control is needed, the condition and dimensions of the existing frame, the type of wall, the expected level of use, accessibility, security and any access-control equipment. Where a fire risk assessment, fire strategy, door schedule or Building Control information is available, it should be provided before work starts. This allows the door to be selected for its actual purpose rather than on assumptions. Our quotation sets out what is included and identifies any important limitations. If opening-up work reveals concealed damage or unsuitable construction, we explain the issue before additional work is carried out.

FD30 Fire Doors

An FD30 fire door is intended to provide approximately 30 minutes of fire resistance when the complete tested or assessed assembly is installed in accordance with the relevant evidence and manufacturer’s instructions. FD30 doors are widely used in flats, HMOs, protected corridors, protected stairways, offices, schools, hotels, healthcare settings and other residential or commercial buildings. Where smoke control is also required, the door may be described as FD30S. The “S” refers to smoke-control performance. The correct seal and threshold arrangement depends on the selected product and project specification. An FD30 door should not be selected for every opening automatically. The required rating should come from the fire strategy, fire risk assessment, drawings, Building Control information or other competent design input.

FD60 Fire Doors

An FD60 fire door is intended to provide approximately 60 minutes of fire resistance as the appropriate complete assembly. FD60 doors may be specified for plant rooms, electrical intake rooms, service risers, boiler rooms, commercial kitchens, higher-risk storage rooms, industrial areas and openings located within 60-minute compartment lines. These doors are often heavier and place greater demands on the frame, hinges, closer, fixings and surrounding wall. Installing an FD60 leaf into an unsuitable frame does not create an FD60 assembly. Where smoke control is required, an FD60S product may be appropriate. The correct rating should be confirmed from the building design rather than chosen only because a higher rating appears safer.

Plain fire doors, also called flush fire doors, have a clean surface without decorative raised panels. They are commonly used in offices, modern apartment buildings, schools, clinics, hotels, service areas, plant rooms and contemporary residential interiors. Flush doors are practical, easy to maintain and available in painted, veneered or laminated finishes. They can be supplied in FD30 or FD60 specifications, subject to the selected product and configuration.

Two-Panel Fire Doors

Two-panel fire doors provide a simple traditional appearance and are often chosen for converted flats, HMOs, period-style refurbishments, hotels and residential projects. The panel design must be part of a genuine fire-rated construction. A standard decorative door does not become a fire door simply because intumescent seals, a closer or fire-rated hinges are added.

Four-Panel Fire Doors

Four-panel fire doors are popular in Victorian and traditional properties because they provide a familiar appearance while offering documented fire performance when correctly specified. They can be considered for internal rooms, HMO bedrooms, communal locations and entrance doors, depending on the fire rating, dimensions, finish and product evidence.

Six-Panel Fire Doors

Six-panel fire doors provide a classic design suited to period properties, residential conversions, hotels, HMOs and high-quality refurbishment schemes. The leaf, frame, hinges, seals, closer, locks and other components must remain within the permitted specification. Decorative appearance should never take priority over the evidence supporting the assembly.

Partially Glazed Fire Doors

Partially glazed fire doors contain one or more fire-resistant vision panels while retaining solid sections of the leaf. They are often used in schools, offices, clinics, care settings, kitchens, nurseries and communal corridors where visibility or natural light is important. Fire-resistant glazing is a complete system. The glass, aperture size, glazing beads, liners, seals, fixings and permitted edge distances must be suitable for the selected door. Ordinary safety glass must not be substituted for a documented fire-resisting glazing system.

Fully Glazed Fire Doors

Fully or substantially glazed fire doors can provide a modern appearance with good visibility and natural light. They may be appropriate for reception areas, offices, schools, hospitals, hotels and commercial corridors. The glass, framing system and hardware must be selected as a coordinated product. Fire integrity, insulation, smoke control and impact safety should be considered where applicable.

Flat Entrance Fire Doors

A flat entrance door commonly forms part of the fire separation between an individual dwelling and the communal escape route. It may need to provide fire resistance, smoke control, reliable self-closing, security, acoustic performance, weather resistance and suitable access-control compatibility. We install replacement flat entrance fire doors for leaseholders, landlords, managing agents, freeholders, housing providers and contractors. Depending on the product, the door may include a viewer, letter plate, highsecurity locking, threshold seal and decorative finish. Every penetration and hardware item should be compatible with the chosen doorset. An unsuitable viewer, lock or letter plate can affect performance.

Fire Doors for HMOs

HMOs often rely on protected corridors and stairways to provide occupants with a safe route out of the building. Depending on the layout, licensing conditions and fire risk assessment, fire doors may be required to bedrooms, kitchens, lounges, utility rooms, basements, stairways, corridors and electrical cupboards. We can quote for a single replacement or a planned programme across the property. Where existing frames are proposed for retention, each opening is assessed individually. Keeping an unsuitable frame simply to reduce cost can create more problems and may prevent the new door from being installed correctly.

Commercial Fire Door Installation

Commercial buildings may contain several fire-door types within the same property. An office or school may require glazed corridor doors, solid plant-room doors, riser doors, kitchen doors, double doors and doors connected to access-control systems. We install fire doors in offices, shops, restaurants, hotels, schools, nurseries, healthcare premises, warehouses, community buildings, places of worship, supported-living properties and industrial buildings. Commercial installations may need to accommodate electromagnetic hold-open devices, panic hardware, high daily usage, security locks, powered operators or digital access equipment. Any additional hardware must be suitable for the door and must not interfere with closing, latching or safe escape.

Fire Door Frames

The frame is a structural and performance-critical part of the assembly. Its material, density, dimensions, rebate, fixing arrangement and relationship with the supporting wall can affect the performance of the door. Where a new frame is installed, the opening is assessed and the frame is positioned square, level and securely fixed. The gap between the frame and wall should be treated using a method permitted by the manufacturer’s instructions or supporting evidence. Filling the gap with an unidentified foam or sealant does not automatically create suitable fire resistance.

Intumescent and Smoke Seals

Intumescent seals are designed to expand when exposed to heat and help restrict the passage of fire around the door edges. Their size, type and position should follow the evidence and instructions for the selected product. Smoke seals are intended to reduce the movement of ambient-temperature smoke. They may be separate or combined with intumescent material. The seals should not create so much resistance that the door fails to close. Where smoke control is required at the threshold, a compatible drop seal or other tested arrangement may be needed.

Hinges, Closers and Ironmongery

Fire-door ironmongery should be compatible with the selected door and appropriate for its size, weight, rating and level of use. This can include hinges, self-closing devices, locks, latches, handles, viewers, letter plates, kick plates, panic hardware, coordinators, hold-open devices and access-control components. Many fire doors require at least three suitable hinges, but the exact number and specification must follow the manufacturer’s instructions and evidence. Any item that removes or penetrates material from the leaf can affect performance. Locks, glazing, viewers and letter plates should therefore be selected and installed carefully.

Self-Closing Devices

A fire door normally needs to be in the closed position to perform its intended role unless it is held open by a suitable automatic-release arrangement. A closer should shut the door from the fully open position and from a small opening angle, overcome the resistance of seals, engage the latch where required and bring the leaf fully into the frame without excessive slamming. Closer selection must consider door size, weight, usage and accessibility. Where operational needs require a door to remain open, a suitable alarm-linked hold-open or free-swing solution may be considered if permitted by the design.

Replacement and Remedial Work

Not every defective door needs complete replacement, but not every door can be made suitable through minor repairs. Replacement may be appropriate where the leaf is badly damaged, warped, excessively altered, fitted with unsupported glazing, installed in an unsuitable frame or cannot be linked to suitable performance evidence. Possible remedial work may include closer adjustment, compatible closer replacement, hinge replacement, seal replacement, latch adjustment, suitable gap remediation, approved glazing repairs, frame repairs and refixing loose hardware. A repair should not be accepted only because the door looks better or closes more easily. It should be appropriate for the door and should not introduce unsupported materials or modifications.

Fire-door requirements may arise from Building Regulations, the Regulatory Reform (Fire Safety) Order 2005, the Fire Safety Act 2021, the Fire Safety (England) Regulations 2022, licensing conditions, the building’s fire strategy and its fire risk assessment.
Approved Document B provides statutory guidance on ways of meeting fire-safety requirements under the Building Regulations in England. The correct edition and transitional arrangements depend on the project.
