Scope of Work & Preventive Measures

A full visual inspection was undertaken across all floors to identify ignition sources such as
electrical systems, heating units, and cooking appliances.
Safe separation distances and maintenance of fixed installations were verified, ensuring minimal
risk of electrical or appliance-related fires.

We assessed the property’s Grade D LD3 detection system and recommended upgrades to a
Grade A LD3 electrical fire alarm in line with BS 5839-6: 2019, ensuring early warning and full
coverage for sleeping occupants.

All doors and escape routes were checked for adequate fire resistance and effective self-closing
mechanisms.
Door construction and fittings were reviewed to ensure compliance with BS 8214: 2016,
maintaining safe compartmentation to limit fire and smoke spread.

Travel distances, exit accessibility, and means of escape were evaluated to confirm compliance
with Approved Document B and PAS 79-2: 2020.
Routes were found unobstructed, allowing for safe evacuation in the event of a fire.

The team identified a need for fire extinguishers on each floor, in accordance with BS 5306-3:
2017, ensuring occupants have immediate access to suppression equipment during
emergencies.

Central heating systems were verified as safe and well-maintained. Our assessors reinforced the
ban on portable heaters and reviewed housekeeping standards to confirm combustible
materials were kept clear from ignition sources.

Perimeter security and CCTV provisions were reviewed to mitigate the risk of external ignition or
deliberate arson.

Clear fire action guidance and occupant information sheets were recommended to improve
awareness and ensure residents understand alarm signals, evacuation routes, and emergency
procedures.

Following the assessment, Spycon Security Ltd provided the responsible person with a detailed action plan to enhance compliance and occupant protection. Our expert recommendations—covering alarm upgrades, fire extinguisher installation, record-keeping, and annual safety reviews—ensure the premises now operates in alignment with the Regulatory Reform
(Fire Safety) Order 2005 and supporting standards such as BS 5839, BS 5266, and BS 5306.

Spycon Security Ltd carried out a comprehensive Fire Risk Assessment at a domestic mid-terrace property located at 159A Station Road, London, HA8 7JS, on behalf of Mr. Ahmet Eren (Responsible Person).
The assessment was performed by our Fire Safety Manager (Technician Grade), Mr. Zain Saqib (IFSM Reg. No. 7221), in accordance with the Regulatory Reform (Fire Safety) Order 2005, PAS 79-2: 2020, and relevant British Standards.

Our primary objective was to identify potential fire hazards within the residential property, evaluate existing control measures, and implement practical recommendations to ensure the safety of all occupants while achieving full legal compliance.
