Officers inspected all electrical sources, appliances, and fixed wiring to confirm safe operation
and maintenance. Safe separation between ignition and combustible materials was maintained
to prevent overheating or accidental ignition.

The site was confirmed to have a Grade D LD3 alarm system. Our team tested and verified its
coverage and functionality, ensuring that smoke detection adequately protected all sleeping and
escape areas. Recommendations were provided to upgrade detection to meet BS 5839-6: 2019
standards.

Door sets, frames, and compartment walls were inspected for integrity and correct closure. Self
closing devices and intumescent seals were checked to ensure a 60-minute fire-resisting
standard in accordance with BS 8214: 2016, preventing fire and smoke spread between rooms.

The single-direction escape route was assessed for clear access and adequate travel distance.
Our officers ensured all exits open easily in the direction of escape and remain free of
obstruction, guaranteeing a safe evacuation path at all times.

Fixed heating systems were confirmed as safe and regularly serviced, while portable heaters
were prohibited to reduce ignition risk. Kitchen areas were equipped with heat alarms and
appropriate fire-resistant finishes to prevent cooking-related fire incidents.

The property’s CCTV system was reviewed to confirm adequate coverage, reducing arson risks
and providing a deterrent to unauthorised access or tampering with fire safety systems.

Officers verified that combustible materials were properly stored and separated from ignition
sources. Gas and electricity intake cupboards were kept clean, locked, and clear of any
combustible waste.

Fire safety information was shared with the responsible person and residents, including
instructions for alarm testing, evacuation procedures, and emergency contacts. Guidance was
also provided on maintaining fire records and conducting annual safety reviews.

Following the assessment, Spycon Security Ltd delivered a detailed action plan and compliance record to the client. Our professional oversight ensures that the property now meets the requirements of the Fire Safety Order 2005, PAS 79-2: 2020, and associated British Standards.

Spycon Security Ltd carried out a comprehensive fire risk assessment and safety inspection at 163B Station Road, London, HA8 7JS, for the responsible person Mr Ahmet Eren. The assessment was led by our Fire Safety Manager (Technician Grade), Mr Zain Saqib (IFSM Reg. No. 7221), in accordance with the Regulatory Reform (Fire Safety) Order 2005 and PAS 79-2: 2020.

Our team’s primary objective was to evaluate all fire hazards within the property, verify existing safety measures, and implement recommendations to minimise the risk of fire and protect occupants. Working methodically, our officers inspected electrical systems, heating installations, cooking areas, and housekeeping practices to ensure compliance with Approved Document B, BS 5839, and other statutory
