Residential Fire Risk Assessment

Our duties included:

Inspection and testing of fire alarm systems (Grade A LD2) to confirm functionality and interlinking between flats and common areas, in line with BS 5839-6:2019.

Verification of emergency lighting and recommendation for installation on external escape routes and rear stair landings, following BS 5266-1:2016 to ensure safe evacuation during power loss.

Assessment and upgrade of fire doors to meet BS 8214:2016 standards — ensuring each flat entrance and communal door provides a minimum of 30-minute resistance, fitted with fire rated hinges, door closers, and intumescent strips.

Review of compartmentation and escape routes, ensuring fire-resisting construction separates floors and flats to restrict smoke spread and maintain clear, signed, and protected means of escape.

Verification of fire signage and extinguishers, confirming all portable fire extinguishers and fire blankets were correctly positioned and maintained in line with BS 5306-8:2012 and BS EN 1869:1997.

Inspection of electrical and consumer units, ensuring fire-rated enclosures and safe cable terminations per BS 7671:2018 (IET Wiring Regulations).

Housekeeping and arson prevention review, ensuring escape routes and basements remained free from combustible storage and access points were kept secure with CCTV coverage.

Our recommendations also included establishing a routine fire maintenance schedule, implementing monthly emergency lighting tests, annual fire door inspections, and ensuring fire safety information and evacuation procedures are clearly communicated to all residents.


Through this project, Spycon Security Ltd helped the client achieve full compliance with Article 9 of the Fire Safety Order 2005, while improving overall life safety, property protection, and building resilience against fire. Our proactive, standards-driven approach ensures that residents and responsible persons have confidence in their safety and legal compliance.

Spycon Security Ltd was commissioned to carry out a comprehensive Fire Risk Assessment in accordance with the Regulatory Reform (Fire Safety) Order 2005 and PAS 79-2:2020 (Housing Code of Practice) at this multi-storey residential block.
Led by our Fire Safety Manager (Technician Grade), Zain Saqib (IFSM Reg. No. 7221), the assessment focused on ensuring full compliance with statutory fire safety duties and the protection of occupants from potential fire hazards.
